We have some keen observation on construction of flats , generally flats means nothing but group of houses, whether they belong to one building called as an Apartment, or some houses at group called as Gated Community. Construction of flats as per vastu is not simple. The number of flats in one complex, common wall for adjacent flats, placement of kitchen and bathrooms make things more difficult. The following principles should be followed for the benefit of the flat owners. Vastu applies to everybody and every construction. The population is increasing day by day and the accommodation is shrinking. So apartments have started coming up. Apartments are mushrooming. Even if farmhouses come up on houses tomorrow it will be no wonder. In this background, vastu science alone makes a house or apartment eligible to dwell. Today apartments are sprouting everywhere and they are publishing that their vastu is 100% perfect. But observing carefully you will find them totally lacking in vastu. Some people express the doubt that an apartment is high above the ground and so what is the need of vastu for it. In fact it is on the ground or above the ground. Only earth is solid and stationary among the five elements. The remaining four are spread over the entire place. So vastu is important for an apartment also.

The site should be four sided, square or rectangular in shape, with southwest angle to be 90 degrees.
North, east or north east roads would be good with two gates, one in east and other one at north. Besides northeast, southwest or north- west blocks are also good.
Ground levels should be sloping towards Northeast and the ground levels in South west should be higher than all other sides.
An open well or a bore well should essentially be dug in Northeast before the commencement of the construction.
More open space should be left in east and north compared to west and south.
Balconies should be on the north, east or north- east directions preferably.
Kitchen should be placed in southeast ( Agneya )or North West but never in Northeast ( Eshan ).
Pent houses should be planned in Southwest on the terrace.
Staircases should be on the south, west or south west directions and it should never be on north and east directions because the larger head room on north east is not acceptable.
Main entrance to the flat should be from Northeast towards East or North, Southeast towards South, Northwest towards West with proper observations that you can place the main door at East, South, West, North side also.
Cellar should be kept under the northern or eastern portion of the complex and not on the southern and western side.
North-east cellar can be used for parking of vehicles.
Open area in the north-east should be used for lawns, bore wells and sumps.
Open area in the north-east can also be used for temporary parking.

Commercial

They should be designed carefully so as that there is a balance in the movement of the work and the office should be in control of the owner.

For example if one factory is facing troubles with Government new policies or Government employees or troubles faced by Goondas, hooligans, rowdies, political leaders then there might be one bad street focus which may hit the factory i.e., Agneya (Southeast) Street Focus, if Agneya street focus hits one factory, then there might be bad troubles, and head burnt problems would be faced, and there may be possibility of fire problems, thefts, sudden accidents at factory premises, one of the labors may be get power shock, or drown from the heighten position structures etc, not only Agneya street focus, but there may be some other serious vaastu defects which may burn the owners stability. If a factory or Industry is according to the rules of Vaastu then the factory makes good developments and achieves fame and profits. If a factory or industry is not according to the rules of vaastu, then the factory closes down or comes down to the level of closure due to financial crises or any such reason. Hence before constructing a factory or an Industry it is necessary to make sure it is according to the rules of vastu. If the industry has a sheet roof or any other kind of roof, then it should be slanting from the West to East or from South to North. All the rainwater and used water of the industry should go out either from the East, North or from the North-East (Ishan corner). Industries should be in such a manner that the production should increase and so the movement of finished goods. If they violate the principles of vastu, that can lead to less production, no sale, problem with labor or any hazardous risk. Vastu for factory, industry, factories, and industries are not for the profit, but these will give bread to many families. Some Tips for the Factories:

The Southern and Western compound walls should be built higher and thicker than the Eastern wall or the Eastern compound wall. More space is to be left towards the North and the East than towards the South and West. The space left towards the South and West is higher than the space left towards the North and East.
The underground water storage (sump) should be in the North-East in North.
Most of the major construction should take place in the southwest portion of the plot.
The exteriors of the office like shape, slope, height, water level.
There should be more open space on the northern and eastern sides.
The ideal place for storing the raw material lies in the western portion and for the finished goods; the apt place is the one lying on the northwest side.
The directions recommended for the placement of doors are: northeast or east or northwest.
If you wish to maintain a nice lawn, then north and east portions of the plot are appropriate.
The ideal location for constructing administrative area is northwest or southeast side.
For staff quarters, the right place is the one lying in southeast or northwest zone.
